Renovations in Brighton
Period homes, bay views, and exacting standards — we bring uncompromising craft to every Brighton renovation.

Why renovating in Brighton is different
Brighton is governed by Bayside City Council, and its planning framework is stricter than most. Heritage overlays cover long stretches of the older streets, neighbourhood character policies shape setbacks and massing, and second-storey additions are assessed closely for overlooking and overshadowing. We plan around those controls from the first site visit rather than discovering them mid-design.
Building near the bay also changes how a house has to be built. Salt-laden air corrodes standard fixings and hardware, sandy soils affect footing design, and exposed western and southern elevations take real weather. We specify marine-grade fixings, appropriate coatings, and glazing and waterproofing details suited to the coastal exposure.
The building stock is varied — Victorian and Edwardian homes, interwar villas, and heavily reworked post-war houses. Each hides its own surprises: undocumented services, dropped footings, and previous additions built without permits. Our assessments are deliberately thorough so structural realities are priced honestly before contracts are signed.
Expectations in Brighton are high. Most clients arrive with an architect and interior designer and a clear standard of finish. We're comfortable inside that team, working to documented detail, keeping neighbours informed, and running a tidy, staged site on tight streets from start to handover.
Our renovation process in Brighton
- 01
Initial Consultation & Site Assessment
We walk the property with you, review your brief, and assess structure, services, and site constraints. You leave with a clear view of what's achievable and a realistic budget range.
- 02
Design & Council Approval
We work alongside your architect or ours to finalise documentation, then manage building and planning permits with Bayside Council, including heritage overlay submissions.
- 03
Demolition & Structural Work
Careful, staged demolition protects the fabric worth keeping. Footings, steel, and framing are then set out with the tolerances the rest of the build depends on.
- 04
Rough-In & Services
Electrical, plumbing, hydronics, and data are coordinated before linings close up. Every service is positioned against the final joinery and fixture set, not guessed at.
- 05
Finishes & Detailing
Joinery, stone, tiling, and paint are installed by long-standing trade partners. This is where the project is won or lost, so we hold shadow lines, reveals, and junctions to a fixed standard.
- 06
Handover & Warranty
We complete a joint defects walk-through, hand over manuals and warranties, and remain available afterwards. All work is covered by domestic building insurance and our own warranty.
Brighton Residence

A full renovation of a period home on a heritage-sensitive Brighton street. The front rooms and façade were carefully restored — original brickwork repointed, verandah timbers replaced like for like, and leadlight and cornices retained — so the house still reads as it always has from the street.
At the rear, a warren of small rooms was opened into a single living, dining, and kitchen volume with steel transfer beams carrying the load above. A discreet second storey was set back from the ridge line to satisfy neighbourhood character requirements while adding three bedrooms and a bathroom.
Coastal exposure drove the specification: marine-grade fixings, double glazing, and a robust external finish. The result is a period home preserved at the front and fully contemporary behind, delivered on programme.
